Kingsley Guest House

It was very clean. I don’t know what scent they use, but it smelt really nice every time you entered and left on the ground floor. It was close to s bus stop out front, just few steps from the Guesthouse with frequent city buses to take you into the City Centre in about 15 minutes. Edinburgh is a very walkable city and some evenings I just walked home from the city centre. The room was very comfortable and clean. The bed was great. Breakfast was offered by the host, Alan, at a reasonable cost, but I did not partake. Probably should have done so. The place was quiet and I could come and go as I pleased as I was provided with a key for the front entrances and my room.

Alan was a fantastic host. He prepared made to order breakfast daily. All were superb. This 3 day stay was one of the very best we had in a 4 week trip. Very clean and comfortable. Great bed and linens.

Beautiful garden out front. Very well-kept and clean. The hosts were very helpful in arranging a time for me to check in. AND it boasts an adorable dog named Tom.

The bed was so comfortable! Also breakfast was amazing! And the couple who run it ate so friendly :)

Really nice B&B in Victorian townhouse. Nice and clean rooms, loved the decor (nice geometric wallpapers). Bus stop at 1 min, shopping centre nearby with supermarket, coffee, fastfood, bookshop, fresh breakfast made to order, help with booking a taxi, and the lovely dog.

Is family friendly, very clean and nice. Also super well connected to the city center with bus.

Loved the location,great for transport into Edinburgh.Lovely hosts ,gave us some great ideas for places to visit.Lovely breakfast ,nothing too much trouble.

The location was autentic

Really close to city centre by bus, cozy and clean room! Alan is welcoming and cooked for us great breakfast! Really nice to spend a few days in a real Scottish B&B!

The hosts were incredibly friendly and welcoming, offering help and great tips for sightseeing. The breakfast was simple but everything was fresh. The room was very spacious, with a comfortable bed. Although it's a bit farther from the main city center, it's super easy to get to — several buses stop right in front of the property and run frequently. I would definitely recommend this place to everyone.

Close to a bus station and easy access

Due to a mistake during the booking process, only the two adults were included in the reservation. When we showed up with two adults and three children, there was a moment of surprise, but we were warmly welcomed and could go straight to our rooms without any issues. Everything looked very neat and well-maintained. The location is truly ideal — a quiet area, yet still very close to the city center. There’s a bus stop right in front of the building, but walking into town is also easy and pleasant. Breakfast was complete and delicious. We highly recommend this place!
