Great service, great breakfast, easy access to the city by bus, comfy rooms

Close to Arthurs Seat about 40min walking distance to Edinburgh Castle. Breakfast included.

I had an excellent stay. The staff was incredibly friendly and accommodating, making me feel welcome from the moment I arrived. The room was clean, comfortable, and well-equipped with modern amenities. The location was perfect. I especially enjoyed the delicious breakfast. Overall, I highly recommend this place for anyone looking for a great stay!

The room was really clean, and the owner was really kind and ready to help us any time! And the breakfast was good and we can have it in our rooms.

Overall exceptional service, the room was nice and clean too. The breakfast room service was excellent. Not far from the city centre and the owner was very kind too. Highly impressed.

Clean and good service from the gentlemen who was managing the house.. 😊

Excellent. Nice place. Amazing and fresh breakfast. Really kind owner.

Breakfast very cheerful.

Location and breakfast

The communication was perfect, we got the chance to drop off our luggage and the host was very friendly and courteous. He brought us the breakfast to the room and always asked if everything is fine or if we need something else.

Spacious and comfortable room, perfect for a good night’s rest after walking around all day. Good location, well served by public transport. Thank you Abe for your hospitality!

Abe was very nice and welcoming! Everything was clean, breakfast was delicious and the location central and close to bus stops!

Good communication from the owner, easy access when arriving late. Breakfast was a nice touch delivered to the room

It is a cozy alternative to the bustle of a hotel. If you are OK with walking, you have reasonable access to Holyrood Park, Arthur's Seat, and the Royal Mile. If you like take out, there are a few options, but a sit-down meal is a bit of a walk. The Nepalese restaurant was worth the walk.

The host is very kind and tries to have any questions answered. The property is cosy and room comfortable. It is not close to city centre but it works as a good accommodation to spend the night. Breakfast was on time and it was simple but nice; a bit scarce though.

The room was clean and comfortable. The bus to the City was basically at the front door, and Arthur's seat was a 15 min walk away. But definitely the highlight was the lovley host Abe. He delivered the delicious breakfast right on time with a delightful attitude. We will definitely be back if the opportunity arises.

Everything. Lovely staff, excellent room and food, beautiful view.
