Convenient and comfy

The room was massive and warm with a lovely garden view, bed was comfy, staff were friendly. The location was ideal and meant it was silent at night, which is probably rare in Edinburgh for this price! The living room was really plush, old fashioned and relaxing (with a piano!) and the dining room had a microwave and a constant supply of filter coffee. I'd definitely return! Breakfast left outside in a bag as described, it felt like Santa had been each morning hehe.

Really loved the location and room views. The hotel was ideally located about 5 minutes (walk) from the nearest bus stop and under 10 minutes from the town centre. The room was spacious, bright and clean. There was a dining room and a pretty large lounge with books and a piano downstairs. No lift available, so it's not ideal if you have knee problems. Breakfast was simple/standard and nice—it wasn't a hot breakfast. You select the items you would like to eat the night before, and they're delivered outside your room in a brown bag before you wake up. We would stay there again :)

Have stayed here twice before ,this time like the first we had a beautiful room .Very clean ,stacks of hot water ,nice and warm .Great location. Michael used to be front of house a lovely man,unfortunately Annie his long time soul mate told us he had died,and his funeral had only been the week previously. Annie has taken the reign,she is lovely too ,how on earth she is carrying on at moment, God only knows she like Michael seems to be an special human person and we thank he for her welcome to us this weekend,would return again .

Location was good, 10 mins walk to the Royal mile and close to the St James shopping centre. Breakfast was basic but a nice added extra to start the day.
