Convenient location, right in front of the Pavillion. The room was great, we appreciated that there were coffee sticks-milk-tea etc. Has a fridge and a microwave.

The room was clean and with a sofa/settee for two which was a nice touch. There is local information in the corridor and some games as well, so some nice little touches here and there. Extremely handy location, near the beach and next to the centre of town.

The location was perfect, right next to everything. The accommodation was spacious, clean and comfortable. Honestly a really good spot and I'll definitely return next time I need a place to stay in Brighton.

The location, comfort.

About This Hotel

Kipps Brighton is a compact, friendly property set along Grand Parade in central Brighton. It offers a straightforward base for visitors looking to explore the city’s seaside appeal without fuss. The vibe is practical and easy going, making it well suited to travelers who want to be close to the action and spend more time enjoying the destination than on the move between hotel and sights. Location is the big draw here. Just 500 meters from Brighton Pier and the beach, Kipps Brighton sits opposite the Royal Pavilion. That means you can step out and be within reach of Brighton’s iconic landmarks, the lively seafront, and the city’s cultural heart. The seafront and the promenade are part of the daily rhythm, and guests often appreciate the simple pleasure of a sunset stroll with the Pavilion and the lights of the city as a backdrop. Room options are geared toward comfort and convenience. The property comprises 11 rooms, creating an intimate atmosphere where service feels personal and unobtrusive. Some rooms offer views of the i360 tower, while others frame the Royal Pavilion, giving you a visual reminder of the city’s distinctive character from the moment you wake. The rooms are designed for practical stays that cover the essentials, making it easy to drop your bags, rest, and head back out to enjoy Brighton’s famous coastline and entertainment options without delay. Amenities focus on reliability and connectivity. Free WiFi is available in all areas, so you can stay connected, plan your day, or share photos from the beach with friends and family. The fact that WiFi is included helps keep overall travel costs predictable, a welcome note for visitors budgeting a seaside break. While the listing does not specify on site dining or spa facilities, the surrounding area in central Brighton offers a wide range of cafes, eateries, and bars within easy reach, so you can tailor your meals to your plans and appetite without being tied to one location. Check in is available from 3:00 PM to 10:30 PM, and check out is by 11:00 AM. This window provides flexibility for varied travel schedules while keeping the day simple and straightforward. A few practical policies are clearly stated to set expectations. There is no capacity for extra beds or cots, and the minimum check in age is 18. Children of any age are welcome, which makes Kipps Brighton a feasible option for families traveling with kids. Pets are not allowed, a common policy for smaller, city center stays where space can be at a premium. For families and groups planning a Brighton visit, these policies translate into a predictable stay where you can plan days by the water and city tours with confidence. The building’s intimate size and central location mean you can count on quick returns to the room after long days out, while still soaking up the surrounding culture and seaside atmosphere. The proximity to the Royal Pavilion, the pier, and the wheel adds to the sense that you are at the heart of Brighton rather than a transit point on the way to somewhere else. In terms of who Kipps Brighton is ideal for, the answer is broad and practical. It suits solo travelers and couples who want a cost effective base with a big advantage: a central location and views that connect you with Brighton’s history. It also serves families who are comfortable with a compact setup and who value the ability to bring children of any age, even though there are no extra beds or cots available. If you prefer a simple, no drama stay with direct access to the seafront and key attractions, this property delivers. The surrounding area is lively yet walkable, allowing you to float between beaches, promenades, and the city’s cultural landmarks. From sunrise strolls along the shore to evening explorations of the Royal Pavilion and the surrounding streets, Kipps Brighton sets the stage for an uncomplicated, enjoyable seaside break. This is not a property built for opulent indulgence or spa nights, but for travelers who want to be where the action is, without the fuss of a larger hotel. Overall, Kipps Brighton offers a down to earth, location driven stay that helps you maximize your time in one of England’s most beloved seaside cities. By combining a practical room setup, a central position close to major attractions, and straightforward policies that keep travel stress free, it serves as a reliable choice for those who place emphasis on location, value, and easy access to the best of Brighton.
