Room was clean and tidy and fitted out to a high specification.

Perfect for my needs, staying a couple of nights solo. It was clean, check in was easy and everything went smoothly. A good location, half an hour's walk to to the old town, or 12-15 mins by direct and very regular buses.

This is a large house converted into a guest house. Room was spotlessly clean and the bed was very comfortable. I booked this knowing that it didn't have eating facilities, so bear that in mind. There is no dining room/lounge type area and no breakfast offerred, but that wasn't an issue for me. Despite reservations initially, the separate bathroom didn't cause me any issues either. Easy walk or bus into the centre of Edinburgh. Plenty of car parking on neighbouring streets so long as you check you are not in a marked bay with restrictions.

I asked for and got the early check-in that we needed. Rooms clean and spacious, with iron, ironing board and hairdryer available as well as kettle with tea, coffee and biscuits. Unfortunately unable to park directly outside, but had been given some nearby options, which worked out fine. No breakfast available, but this was fine for us as we had other plans.
